Choose your title or closing agent
To lower your costs, we connect you with a statewide network of affiliated title and closing agents. They are generally attorney driven and guarantee the minimum rate set by the Florida Department of Insurance for the owner’s title insurance policy. You can also work with Excel Title I of Florida LLC, a Florida licensed title company, or any title company or real estate attorney you prefer.
A $499 closing coordination fee is paid to Flat Fee MLS Realty at closing, whoever selects the title company. We never charge a percentage of your sale price.

How Closing Works
From signed contract to closing day, the process usually follows these steps.
1. Open title
Send the signed contract and escrow deposit details to your chosen title company or attorney.
2. Inspections and appraisal
The buyer completes inspections and, if financing, the lender orders an appraisal.
3. Title work
The title company searches title, clears any issues and prepares the closing documents.
4. Close and get paid
Sign the closing documents in person or by mail, hand over the keys and receive your proceeds.

Can I use whatever Florida title/closing agent I want?
Yes. To lower your costs we connect you with a statewide network of affiliated title/closing agents. They are generally attorney driven and guarantee the minimum rate set by the Florida Department of Insurance for the owner’s title insurance policy, so you save a bundle.
You are still free to choose any title/closing agent you like. You agree to pay $499 at closing to Flat Fee MLS Realty for the cost of coordinating the closing with the title/closing agent, regardless of who selects title on the contract.
Does Flat Fee MLS Realty charge the buyer's agent a fee?
Yes. Flat Fee MLS Realty deducts $400 from the buyer’s agent commission at closing. For example, the commission offered to a buyer’s agent in the MLS would be 2.5% minus $400. It is not an additional fee owed by the seller, and if there is no buyer’s agent, no fee is due.
Does your broker hold the earnest money?
No. Our broker will be happy to refer you to a third-party escrow officer at a title company or an attorney.
